Q: What is the difference between a modular and a manufactured home?
A: Generally you are talking about two different building codes. The HUD Federal Building Code (manufactured home) and the IRC State Building Code (Modular)
Q: Will a manufactured home appreciate or depreciate in value?
A: A Manufactured home on a permanent foundation on it's own real estate will gain or loose value based on other similar manufactured homes in the area. A modular, or IRC home will not be compared to manufactured home values. It will be valued based upon similar modular or on site constructed homes in your area.
Q: Which building code is better?
A: Although the requirements mandated by the codes are different, the overall end product can look very similar.
  • HUD code allows chattel or home only financing, but can be placed on a permanent foundation and financed as a land/home mortgage.
  • Transport platforms (frames) must remain with home by HUD code
  • IRC Code allows greater onsite structured finish work.
  • Transport frames can be removed by IRC code. Depending on your situation and location, there may be many reasons to go with one code or the other, but neither code is substantially better than the other, in fact in many ways they are very similar.
Q: What is a land/home package?
A: This is the process of combining the three basic entities into a home. 1) The property 2) Site improvements (foundation, utilities, garage, etc..) 3) The home.
Q: Why buy a land/home package vs. an existing home?

A: A manufactured home placed on a permanent foundation will gain or loose value depending on the local real estate markets. Once placed on a permanent foundation it is considered a home and will reflect values in the same way.
Q: Do I have to find land before I start?
A: Absolutely not! We encourage our customers to look for land, begin choosing a home and check into finance options all at the same time. The land has to fit the home. The home has to fit you. The package has to fit your pocketbook. The entire land/home package has to work for you.
Q: How much down and how much per month?
A: First, we offer mortgage loans with as little as $0 cash downpayment. Second, your payment is dependent upon the cost of the package and your credit history.
